VERY BUSY! On-line traffic is WAY up indicating there are LOTS of buyers out there. While the Stay-At-Home order is in place and probably for some time after that, there will be limits to physically showing and touring homes so it will be mandatory that good Realtors employ technology to take themselves and their clients where they can’t be. Homes are selling! We’re just using different tools to do it!
Tools like Zoom Video conferencing, virtual listings, contracts and showings, 3-D and Matterport tours, virtual open houses, drive through closings, earnest money paid through the clients’ phones – more. An experienced and tech-savvy Realtor’s personal touch will be required even more now to manage the “new” way of doing business while keeping our clients’ and their transactions safe and secure.
Out of health concerns, buyers will be limiting their physical viewings to the homes that truly PRESENT WELL on-line. That means professional photos, 3-D viewings, virtual tours, drone photography, interactive texts, professional staging and more. More than ever, sellers need a Broker who can truly MARKET their home through multiple on-line tools and web sites.

There are lots of pitfalls out there! New legal forms are now required addressing delays and health issues related to the virus. There are liability issues we’d never considered before, health and safety concerns we didn’t have in February, delays with inspections, loan approvals, job security, final walk throughs prohibited (temporarily). Some lenders have even pulled the plug on pre-approved loans, right before closing. Ugh!
